Long lead times cost time and money, but at Welwyn DC new tenants can start fitting out immediately and be fully operational in six months.
Over 8,000 m2 of shell space is available now, with the opportunity to take the space in a variety of configurations from a powered shell to fully-fitted data halls. The space is available either as a whole or in part to a minimum net data hall size of circa 1,000 m2. Additional office space and meeting rooms are provided on-site together with car parking.
In addition, Welwyn DC has 17 MVA fully energised from the onsite 132 kV substation allowing data centre occupiers to avoid the South East power shortage problem.
Welwyn DC is offering 17 MVA to incoming occupiers on a pro-rata basis, and predicted IT load densities could be well in excess of 2 kW / m2. In terms of connectivity, Colt Telecom and Geo both have two diverse fibre connections to the facility. Cable and Wireless, Virgin Media, BT and Global Crossing are within the locality.
Set in a 4.5 hectare secure site just 2.5 miles off the A1(M) and 7.8 miles from the M25 London orbital, this is a unique opportunity for potential data centre tenants looking to quickly expand their data centre capacity.

Power availability is far and away the number one issue in data centres
Writing for Data Centre News in January 2009, Steve Wallage, managing director of BroadGroup Consulting warned that power is far and away the number 1 issue in data centres and power issues are key to all aspects of data centres:
“Power availability will be an even greater concern, particularly in a market such as UK with a lack of clarity on long-term supply, low renewable energy availability and uncertainty around the impact of the 2012 Olympics.”
The long power supply lead-in times for data centres was highlighted by Chris Glover, head of major connections at EDF Energy Networks, writing in Datasource in April 2009. He wrote:
“We want to encourage businesses to contact us as early as possible. These (data centre) projects usually involve significant reinforcement of our distribution network and typically take two to three years to plan and implement. It’s not as simple as just plugging into our network and flicking the ‘on’ switch.
“Many businesses are approaching us wanting new connections at top tier voltages of up to 132,000 volts (132 kV) within a three-month timespan. To provide both the enhanced electrical distribution infrastructure and the extra capacity needed for a data centre within a few months is, frankly, unrealistic.”
